Abstract

The purpose of this study is to explore the creation of a design plan (specifically a design policy) which is responsive to the physical context of a neighborhood business area which is devised to work within the framework of the development climate of the area. The site chosen is in the municipality of St. Louis, Missouri and is a commercial strip on Kingshighway Boulevard bounded by the south corner parcels at the intersection of DelmarBoulevard and the north corner parcels at Page Boulevard (see Location Map next page). This strip was chosen due to the fact that for the previous several decades it had deteriorated both physically and economically, and has witnessed a fair amount of demolition. This has caused numerous voids in the urban fabric that had been built up mostly between 1890 and 1920. In the mid 1980's the economic situation began to improve mostly due to the opening of a National supermarket which was constructed on several city blocks which hadbeen cleared. Afterwards, more establishments began locatingon the strip mostly in close proximity to the grocery store.
